    Preparing to accept a rental agreement from a potential tenant is crucial for any landlord leasing or renting out a property. A rental application should be completed and signed by all adults who will be living at the property before signing a lease agreement. Important background information must be obtained first through the rental application. Things such as past addresses, references, job history and and any criminal history are important aspects of a rental application. Background screening of prospective tenants is very important and can save a landlord unnecessary headaches down the road.

    The information provided by applicants in order to lease the property you have available can be used in order to get pertinent background information and any criminal history. There are many background screening services available, so choosing a good one is key in being able to find any information that might be out there. Some services do not provide all information so you will need to locate one that offers the most types of history screening checks available. This can include nationwide criminal and rental history, defaults on loans, judgments or liens and former address information as well.

    After you've received the results from a background check, you'll want to compare these tenant screening results against the information you received on the application. If a background check shows an excessive amount of former addresses, there could potentially be an issue with the prospective tenant making timely rent payments, or keeping a steady job long enough to be able to endure the entire term of a lease. There are also instances where a tenant may have been removed by force from a property, and if information like this is visible on a report, it's likely that this particular tenant has a history of evading guidelines and contract terms and could be a potentially problematic tenant.
